    Epoxy paints have been in the market for many years.  Their characteristics of being oil and grease-resistant coupled with hardness and long life makes their use ideal for industrial floors. But, of late homeowners too have been using them.

    You’ll often find people using these for basement flooring and garage floors. They provide a protective coating to your dull and gray floors while making it convenient to have clean floors. Some of the many advantages of having epoxy floor paints are that they have a long life, are waterproof and don’t get rusted while offering resistance to heat, salt and acid. An average house owner will find it reasonably priced. Keeping the technicalities’ in mind, you should not use concrete floor paint in case your floor has seepage or moisture, as such paints don’t last long under humid conditions.

    Primarily epoxies are available in three different types: 100% solids, solvent-based and water-based.  The strongest ones being the 100% solids and are the most expensive that need to be handled by experts only.For industrial applications solved based epoxies are the most common. They comprise of 40-60% solids. Ventilation is of prime importance if you decide to use epoxy paints for your garage or basement floor.

    They are easily available at any store that deals with industrial goods. The most economical epoxy is the water based. Being strong enough, they can be used for residential purpose.These epoxies can be found at most home improvement stores.Nowadays epoxies are available in various colors.

    You can even have a computerized toning.
    Most of the available brands are recommended for exteriors only. And, that is right for some of the stronger coatings.Some people live in harsh climate, it would be better if they check out acid-based and acrylic concrete stains before deciding to use paint.

    The first step before you apply epoxy paint on your garage floor, is to prepare the floor. If the surface is not properly prepared, the results would be far from satisfactory.  First of all you need to scrub the floor with a hard brush and then clear the rubbish so generated.  This is followed by a through scrubbing and cleaning with a mild acid.This process is known as acid etching.

    The process of acid etching is followed by scrubbing of the concrete floor, using a warm soap solution in water and clearing it away.But you may remain with some water soluble contaminants which you may need to remove with the the help of a de-greaser by scrubbing it over the surface, then rinsing it with water.Mild acid fails to remove the oils and greases from the garage floor. You should ensure that water used for rinsing does not remain stuck on the floor, but if it does, you have to repeat the process once again.

    Having thus cleaned the floor, it should be left to dry.The application of epoxy garage paint has to be consistent. You should also see that humidity level is within the acceptable limits ,else the coating may form blisters or get discolored. Generally, two to three coats of paint deliver the required results.
